Are you a middle-income earner looking to buy a home in the U.S.? Brace yourself for some news. The American housing market is presently lacking around 320,000 home listings in the affordable bracket - valued up to $256,000 - that fits your budget (that is, if your household earns up to $75,000).

 

Sadly, middle-income buyers like you can only afford less than a quarter (23%) of the houses on sale in today's market. Can you believe that just five years back, your income group could easily afford half of all available homes? Now, that's a twist!

 

The metros with the slimmest pickings for affordable homes are El Paso in Texas, Boise in Idaho, and Spokane in Washington. Don't get too disheartened, though. Three cities in Ohio – Youngstown, Akron, and Toledo – have plenty of affordable options for you.

 

Here's what's happening - the National Association of Realtors® and Realtor.com® just released a fresh analysis showing that the U.S. housing market is shy of over 300,000 affordable homes that are perfect for middle-income buyers like you. The country's ongoing housing inventory squeeze seems to be affecting your income group the most.

 

The report they put together focuses on the discrepancy in the number of listings in various price ranges in the current market, as compared to a balanced market. FYI, a balanced market is where half of all available homes are within your budget.

 

Nadia Evangelou, a senior economist with NAR, explains that middle-income buyers are facing the biggest shortage of homes among all income groups. This makes it harder for you to accumulate wealth through homeownership. She suggests a dual approach to fix low affordability and limited housing supply. Her idea? It's not just about ramping up supply but also about increasing the number of homes at a price most people can afford.

 

Here's a quick snapshot of the situation at the end of April 2023. There were around 1.1 million homes available for sale, a rise of 5% from the previous year. But here's the kicker, the market is still missing nearly 320,000 home listings in the affordable range for middle-income buyers. Ouch!

 

According to Danielle Hale, the Chief Economist at Realtor.com®, high housing costs and a scarcity of homes are making budgeting a headache for potential buyers. This might keep some of you stuck in the rental market or waiting on the sidelines until the conditions get better. If you can navigate around the affordability constraints, you might find some luck with new constructions or maybe consider moving to the suburbs.

 

To help with housing affordability and shortage issues, Evangelou says the country needs to add at least two affordable homes for middle-income buyers for every home listed for upper-income buyers. Sounds like a plan, right?
