Short answer: A walkout basement has a door that opens straight outside at ground level. A daylight basement has larger windows set partly above ground, but no walk-out door. Both make a lower level brighter and more usable than a standard basement, and in Omaha walkouts usually come with a higher price tag.

What is a walkout basement?
A walkout basement has a full-size door that opens straight outside at ground level, usually to the backyard. Homes with one are typically built on a sloped lot, so one side of the lower level sits at grade while the rest is below ground.
What is a daylight basement?
A daylight basement has larger windows set partly above ground, so the lower level gets more natural light than a standard basement. Unlike a walkout, it usually does not have a door that opens straight outside at ground level.
What is the difference between a walkout and a daylight basement?
The difference is the door. A walkout basement has a ground-level exterior door, usually to the backyard. A daylight basement has bigger, higher windows for light but no walk-out door. Some homes have both: the MLS lists about 75 Omaha homes for sale with walkout access and daylight windows.
Do walkout basements cost more in Omaha?
In October 2026, Omaha homes with a walkout basement averaged about $481,000 in list price, compared with about $373,000 for all Omaha homes for sale, based on MLS data. Size, age and location vary a lot from home to home, so compare similar homes before judging the difference.
Is a daylight basement worth it?
It depends on how you plan to use the space. More natural light makes a lower level more comfortable for bedrooms, offices and family rooms. In October 2026, about 23% of Omaha daylight basement listings were listed as finished, compared with about 30% of walkout basements, based on MLS data.
Does basement square footage count in a home's size?
For appraisals, no. Fannie Mae requires appraisers to measure homes with the ANSI Z765 standard, and under it any level that is partly below grade, including a walkout basement, does not count toward the home's above-grade living area. Finished basement space is usually reported separately. Listing square footage can be calculated differently, so ask how a number was measured.
How many homes in Omaha have a walkout basement?
In October 2026, the MLS listed about 400 homes for sale or pending in Omaha with a walkout basement, about 22% of the Omaha homes with a basement. Across the 11 areas in the table above, there were about 1,270 walkouts and about 1,010 daylight basements.
